I have a project which will be built on a lot located in a industrial zone. The lot is used to be natural land but filled up with sand now.

Previously Developed - Golf course

Would this be considerd to be 'previously developed'?

Hello, do these 2 rules:

Water bodies. Areas on or within 100 feet (30 meters) of a water body, except for minor improvements.

My project is a green field site apart from utility services (water and electric) which run underground through a portion of the site for neighbouring buildings.

My project is sited on a land mass which happens to be a remediated ash basin site on a facility which is now being transformed into a gas powered plant ( from a coal plant) and has now transformed

Distance from water bodies and wet lands

In V3, the development boundary from water bodies and wetlands should be 50' and 100' respectively. Why in V4 it is reversed ie 100' for water bodies and 50' for wetland? Any justification?

My building is being constructed on previously developed land, however there is a strip of jurisdictional wetlands on site that we are relocating.
