LEED Guidance for Campuses and Multiple Buildings

3 buildings that connected via link-bridge

March 22, 2017

Hi all. Wanted to seek your comments on consideration of our developments as "single building" so it can fit into one LEED certification. Our development is consists of 3 buildings that connected via link-bridge and theirs functions are supporting each other, owned by the same landlord, and constructed at the same construction timeline. The main reason this development is constructed into 3 buildings is the vibration sensitive tools that can be mixed with other building function. These 3 buildings are:
(1) Admin building that housing office for administration for manufacturing
(2) FAB building that main function as manufacturing and housing very vibration sensitive tools, hence it requires to be structurely separated with the MEP spaces and office spaces
(3) CUP building that housing MEP to support the entire development.
The main reason why we would prefer under single certification is due to difficulties on documentation if we require to go for 3 certificates, since this development is only have single people access via Admin building and there is no people access directly to other buildings as part of security measures. Hence all building users need to access from Admin building. Additionally it is constructed under one construction contract. Hence all documentations are not being separated for these 3 buildings. It will be plenty of paper works to split out the documentations. We have reviewed the Campus option as well, but not all credit are can be covered. Hence it still complicate our submission. This development is served with common HVAC system, water distribution, and Building Automation System.

2010 AGMBC v2

March 3, 2017

We are a GC with primarily Federal Government construction contracts. We have a project that references the 2010 LEED AGMBC v2 and I cannot find it anywhere. The links at the beginning of this forum are all linked to the 2014 LEED Campus Guidance. I have found links to the 2005 guidance for rating systems using version 2, 2010 AGMBC October 2010 (Part I) but not the 2010 AGMBC Oct 2011 v2. Does anyone have a link to a copy of this version even if it has been officially replaced, our contract specifically references (2010, 28 Oct 2011 rev) 2010 LEED Application Guide for Multiple Buildings and On-Campus Building Projects Version 2.

LEED Committment

LEED Committment

February 27, 2017

Hypothetically speaking, once building certification is approved upon final construction submittal/approval, what happens if the owner wants to change something? For instance, what if the owner finds that designated car pool spots are never used, can the owner remove them down the line? The project will have received credits for originally designating such parking. What if removing those credit points still would have meant that the building attained LEED, does it matter? How is the process of commitment followed once LEED is attained?

Along the same line of questioning, Regarding 2 phase submittal (Design & Construction): what happens if during construction, the design changes slightly, for instance, what if the designated parking spots are located elsewhere because the parking lot is determined to be striped differently? Design changes must happen during construction that could impact a previously anticipated credit that was submitted during Design Review. How does LEED address changes that occur during construction? Would we submit such revisions at Construction Review, thus the credit is reviewed again?

Adding credits after Construction Decision

February 15, 2017

We just received Construction Decision and the client wants to know if we can submit additional credits (to get from LEED Silver to Gold).
Has anyone tried this? Any advice?

Thanks!

LEED v4 forms

February 15, 2017

My problem is that in current project under LEED v4 I cannot find the forms in LEED Online. The project is registered and invoice is payer but there are no active forms there as it used to be in v2009. How I should procede with that?

Guide missing from LEEDv3 credit library

February 13, 2017

Has anyone else noticed that the Guide sections of the credit library are not available any more? What happened? They are still there for v4, but not for v3...

Qualified Energy Rater for v4

February 1, 2017

If we have a commissioning authority conducting the HVAC duct leakage, envelope leakage, local exhaust air flow and compartmentalization testing, do we still need a qualified HERS Rater/Energy Rater to perform these tests again? Or can a green Rater verify the commissioning authority's reports?

Mid Review Clarification

January 20, 2017

Having been the fortunate beneficiary of mid-review clarifications, I'm curious as to the circumstances that would trigger such a request by the Review Team.

Thanks in advance for any insight!

LEED Credit Awarded with Comments

January 19, 2017

We recently received review comments back for a project and one of the credits was marked as "Awarded", however there are review comments on the credit. I suspect that this was a user error on the part of the reviewer.

Does GBCI typically revisit credits that are awarded in their final review? What is the usual policy for dealing with situations like this? Should we address the comments and resubmit or accept the point based on the error?

Many thanks!
