That is what I thought. There has been a further development in the project that makes it a little more complicated. We just found out that only 54 of the 102 spaces in the parking lot are intended for the dining facility. The remaining are existing spaces (used by an existing building) that are being demolished, re-configured and re-built by our contractor as a part of the dining facility lot. Somewhere along the lines of regular measurement and monitoring of air quality, waste water quality, and occupational noise. We have two parking lots, one for exclusive in-plant use and one that employees use when they come to work. We are considering both parking lots as hardscape (for heat island effects), but when it comes to zoning requirements, they hardly seem to apply to the within-plant spaces. Case 2 would likely be NC if the remaining 70% is to be occupied by the owner in the future, since they will control the build-out. If that remaining space is to leased to other tenants who will control their own tenant improvement build-out, then the project would be Core and Shell. Look at CS Appendix 3 in the BD&C Reference Guide for guidance on how to define the finished/ unfinished spaces. Since these answers depends a lot on percentages of project area that are effected by different scopes of work such as finishes, HVAC, and envelope, the most useful... |

The project is built up to the plot line, therefore the only opportunity for landscaping is to have a Green Roof. The Design Team wants to investigate if by ommitting landscaping on the project (hence no irrigation), does it meet the intent of the credit to "Limit and eliminate the use of potable water.....for landscape irrigation"? The LEED Review teams continue to ask for clarifications as part of the Design Phase Review and the Construction Phase Reviews, especially if the submitted documentation is unclear, ambiguous, or conflicts with documentation submitted for other credits. In some cases, if the project team's responses to those requests for clarification are not clear or don't supply the information requested, credits have been denied. It can save a lot of wasted time and anguish to respond... |
