Wastewater Treatment in Master Site

March 12, 2013

Hi!
We are working on a project which comprises 11 buildings (2 of these are parking garages, and 3 are support buildings). We are evaluating whether Master Site (campus) or Group certification is the most appropriate approach.
One of the strongest objectives in the project is 100% of wastewater treatment on site- process that develops in only one water treatment system located within the LEED boundary. The reason we have only one water treatment system is to make the treatment process more efficient as well as achieving energy savings by using less pumps for recirculation for its reuse on-site (all toilets and urinals).
The AGMBC states that WEc2: Innovative Wastewater Technologies "cannot be pursued as a campus credit. Each LEED project referencing the Master Site may pursue the credit individually". Does this mean we cannot achieve this credit if we decide to go with the Master Site approach? It would be absurd to separate our system into 11 smaller wastewater treatment plants, but it also would not be fair not achieving this credit since 100% of the wastewater is treated and reused on-site (while the credit requires 50%). Not only, we are being able to treat some of the water to make it potable for drinking fountains.
Thank you!

Parking Garage & Office/Hangar Buildings

Parking Garage & Office/Hangar Buildings

March 11, 2013

We have two projects on one site, a parking garage (not a LEED project) and an Office/Hangar which will be submitted for LEED certification (registered under v2.2). The Office/Hangar will get energy from the PV’s located on the roof of the parking structure. The question is whether the garage light fixtures have to be included in the energy model or in the mercury calcs. Any other considerations that we will have to worry about with this scenario? Thanks.

Failed LEED ND Stage 1 Prerequisite

March 11, 2013

I have received my LEED ND Stage 1 review results which contained 2 failed prerequisites. Can I proceed to Stage 2 and correct them there? I'm assuming it is possible as I was given the choice to accept my Stage 1 review results. Can anyone confirm?

Multiple buildings on a single site

Multiple buildings on a single site

March 5, 2013

We have a project with two independent buildings on a single site. One will apply for LEED-NC and the other one will apply for LEED-CS.

We decided to apply for two different certifications since the two buildings have different structures (two separate volumes reaching 22 levels each from ground floor).

However our client is asking about water and energy supply. The most likely will be that one single energy and one single water supply will be provided by the local goverment. In this case, our question is:

Will providing submeters for energy/water consumption for each building be enough? This in order to demonstrate and quantify separately water and energy consumption.

Reality Check on FTEs

Reality Check on FTEs

March 3, 2013

Just trying to make my thinking on FTEs more clear: Does this follow?
A. 1 office person working at an office desk for an 8-hour workday, 5 days/week = 1.0 FTE
B. 1 office person working at an office desk for a 4-hour workday, 5 days/week = 0.5 FTE (and adds 0.5 to peak)
C. 1 office person working at an office desk for a 10-hour workday, 4 days/week = 1.0 FTE
D. 1 janitorial service staff cleaning an office for a 4-hour workday, 5 days/week = 0.5 Average Transients (and adds 1.0 to peak)
E. 1 factory worker working an 8-hour shift 5 days/week = 1.0 FTE
F. 1 factory worker working an 8-hour shift 7 days/week = 1.4 FTE (assuming all others are calculated based on 40 hour weeks, and adds 1.4 to peak)
G. 1 truck driver spends about 1 hour/day, 5 days/week loading a truck and leaving for day = 0.1 FTE (a truck driver does not represent a transient load – no car)
H. 1 vendor (client or sales person) arrives about 3 times/week and stays about 4 hours = 0.3 Average Transients (and adds 1.0 to peak)
I. 4 vendors (a group of visitors) arrive about 3 times/week and stay about 4 hours = 1.2 Average Transients (and adds 4.0 to peak)

LEED v2.2 design credit re-evaluation during construction submit

LEED v2.2 design credit re-evaluation during construction submit

March 1, 2013

We are wrapping up a LEED v2.2. project and looking to submit for our construction review. The design credits have been through the process and the design review has been accepted. Now that we're pulling things together for construction, all the design credits have a 're-evaluate' button in the form. I recall some email stating you had to select a number of design credits for re-evaluation during constructon submittal but can not find this information anywhere. Do we need to re-evaluate design credits with the GBCI reviewers at this point and if so, how many credits?

Discrepancy between LEED form and scorecard on LEED Online

Discrepancy between LEED form and scorecard on LEED Online

February 28, 2013

We are documenting 4 points for WEc1 Water Efficient Landscaping in the completed LEED online form (compliance button in form even notes 4 pts) for a LEED 2009 NC project. However, when going back to scorecard on LEED online, it is only tracking 2 out of the 4 points. Anyone know why there is a discrepancy? Is it a technical issue that others have run into? Do you think this will affect our review? Thanks.

Can I change the project name?

Can I change the project name?

February 27, 2013

Our project was registered a couple of years ago, we have passed precertification (CS), and we have passed Design phase. In December we will submit Construction phase for review since the project is coming to an end.

My question – last year some time, the owners changed the project name (regardless of LEED). In all other aspects of the build and for marketing purposes the name has changed. Is there any way that we can change the name in LEED as well? All old submitted documents will have the old name, but it would be nice if we could have the new name here too as we come to an end and are hopefully platinum certified.

Best Regards

Already Registered as Master Site (Campus) and NOW Want Group?

Already Registered as Master Site (Campus) and NOW Want Group?

February 23, 2013

Hello All,

1.) What is the process for how to switch to Group if we are already registered as MS? The buildings are all performing similar and they meet the requirements for Group, so the benefit of streamlining via so many more credits being available as a Group and only one Review Team, makes sense at this point. Is it simply a matter of changing the name from Master Site to Group for the grouped or campus credits? I assume, no, but I have not found a real answer. We are already registered as a Block. What is the protocol with a switch basically 30 days prior to submittal? I understand that we will lose the 20% discount.

2.) Also, I read that all of the documentation that was already completed on-line will be lost if we switch? Is this true?

Thanks for your help.

Michelle

Calculating Building Occupants for a MURB

Calculating Building Occupants for a MURB

February 21, 2013

I'm second guessing myself and I'm hoping someone can offer some clarity.

I'm trying to calculate the number of Building Occupants for an apartment building. From what I've read in the MURB guideline, Residential Occupancy is calculated using the occupancy densities for the residential dwelling units as follows:
1 bedroom/bachelor = 1 occupant
2 bedrooms = 2 occupants
3 bedrooms = 3 occupants

The FTE definition in the LEEDuser glossary states "Residential occupancy should be estimated based on the number and size of units."

The confusion for me is around the wording "size of units" ... Does this mean the same thing as the LEED MURB definition I states above (1 bedroom = 1 occupant, etc) or does it mean, for instance, that depending on the size of the room that more than 1 occupant would be counted? As in for a larger one bedroom apartment you would count 2 occupants?

Thanks in advance!
