Campus Site Boundaries and Group Building Certification

May 29, 2013

Good afternoon. Thank for the forum. I would like to know if four buildings being built on four individual parcels, seperated by public right of way and roads (the four corners of an intersection) can be certified as a Group Project under a single Master Site.
All parcels are owned and being developed by the same group and construction will be simultaneous.
I think that I would like to encumpass all for sites in the Master Site Boundary and certify the buildings as one group. Is this a reasonable approach? Also, would I be able to deduct out area(s), consistantly across credits, owned by the local jurisdiction?
Your input is much appreciated.

DES option 1 points cap and EAc2 Renewable energy

DES option 1 points cap and EAc2 Renewable energy

May 29, 2013

Under Option 1 of the DES guide, there is a 10 point cap. I have a project connected to a district chilled water system that I have modeled following option 1 which is showing 8 EAc1 points. However, this project also has a fairly large on-site PV system, which bumps us up to 18 points.

Is this allowed, or should it be capped at 10?

The DES guide gives guidance on how to deal with upstream renewable energy, but not on-site renewables in this context. Keep in mind the DES is chilled water compared to PV system which provided electricity, so my thought is that they are realtively unrelated and the points would be allowed. I've had a similar situation here in Canada and we ended up accounting for the DES as per our DES guide, then accounting for a large PV system on top of that: i.e. in isolation of the DES and any DES rules / guides.

Thanks in advance.

Single building or multiple buildings?

Single building or multiple buildings?

May 28, 2013

We are working on a manufacturing plant outside United States. The project consists of the manufacturing area which includes 6 buildings, these 6 buildings are placed in 3 rows and 2 buildings per row, all of these buildings are continuously connected with a 3 story circulation spine. which runs in the middle of the site connecting all of the different manufacturing buildings. There is an additional building which houses the admin and staff support spaces like cafeteria, lockers etc. This Admin building is not connected with the circulation spine instead only a covered walkway connects this admin building to the manufacturing area. the goal is to pursue LEED gold under NC, but with preliminary analysis seems like the manufacturing area can get LEED silver and the admin building can get LEED gold.
My questions are
1. Is it possible to pursue LEED certification for this project as one single building where we pursue LEED NC silver for the whole project? since the admin building is merely an extension of the manufacturing part and functionality wise both parts are interdependent.
Or
2. do we consider this as two different buildings, the manufacturing plant and the admin building and go with the master site where we can get diff levels of certification for the two buildings, LEED-NC silver and LEED NC gold under different project registrations with common campus credits.
Thanks in advance.

Revise of input load prior to Appeal

May 27, 2013

Hi,

I have posted the same topic under EAp2 for C&S v.2009 but I guess it is more relevant to post it here.

Hi,
Our project has received a denial for EAp2 and we intend to appeal. While following the recommendations of the reviewer for some unsolved issues, we realized that the equipment load we had assumed for a Core&Shell building is rather high in comparison to the recommendation of User's Manual Table G-C.

Can we revise the equipment load input refering to User's Manual recommendation for Core&Shell buildings prior to an appeal? Note that this revise leads to an increase of cost savings, and an increase of points.

I have read in some posts that Tristan Roberts encourages to take contact with the reviewer via GBCI. Is that possible, and how could someone get track on his reviewer? It could be positive to discuss for some specific comments that might remain uncertain and lead to further appeals. Has someone contacted a reviewer and how can it be done?

Thanks in advance!

When to submit for construction Review

When to submit for construction Review

May 24, 2013

Hello,

My project is ready for construction review in terms of credits being completed but the project is still currently under construction. Can i still submit now? Reason being is that for MR Credit 2.1/2.2 it states to divert construction debris from landfills, with this being said I would imagine i would need to show total diverted debris from the start until the end of the project correct? Therefore i couldnt submit until the project is complete?

Thanks!

Can't select "other" in space usage type drop down

May 23, 2013

I am trying to pick the "other" category to add areas like restrooms/mechanical/kitchen/store etc. in "space usage type" dropdown but when i pick it, the box shows up blank, doesnt show other in it and the form says I am not compliant. has anyone else had any issue with this? Am I supposed to pick any other category for these spaces?

Regarding LEED certification for District Cooling Plant

Regarding LEED certification for District Cooling Plant

May 21, 2013

Hi
I am doing the energy modelling for district cooling plant which is consists of chiller room, pump room, thermal energy storage tank room & small office within it using option2. I would be required two clarification for this type of building.
1. The chiller & pump would be available within the project intended to server for many building around the project proposed for LEED.In this case how the equipment load or connected load of chiller & pump could be considered in the energy modeling. If I consider the total chiller & pump load, then acheiving 14% is not at all possible. Shall i consider 25% as the process load?

2. Based on the building total conditional area sq.ft, the system 6: Packaged Varaibale Air Volume with parallel fan powered boxes needs to be considered for the baseline case. However considering the major area of the building with chiller & pump room, whether any other system like packaged single zone (constant volume) could be considered for the baseline case?

Thanks & Regards

Deleted Uploads Reviewed

May 16, 2013

We have received our construction preliminary review back and we notice that the reviewer in his comments for couple of the credits queried is referring to uploads that we have not provided in our final submission. It seems that they are referring to previous uploads that we had deleted before submission. We checked the number of files that are indicated on the form and they are in line with what is uploaded. How can they be referring to previous files? Anyone came across this before and if yes what can we do?
