The building is being built on the whole site area (3 underground stories) Contractor has planned to build a construction office site, storage, truck wash out area in the other side of the street on a rented land plot. Should it be included in the leed boundary area? 2. The owner has an agreement to borrow parking lots from the neighboring building (by connecting them) in order to meet local minimum parking requirements. However, this number drops as low as 15 rides per day while school is not in session (i.e. weekends and holidays). Can exemplary performance still be achieved if the 200 rides per day threshold is not met every day of the year? The new project crosses the boundary of the existing building and I'm unclear how to deal with this line crossing business? I understand that each project needs to have a unique site boundary, but nowhere does it say what to do in the instance of building within an existing boundary. Does this require modifications to the LEED-certified bldg's documentation? I believe these should be considered separate based on my reading of MPR2,... |

Is this presuming sidewalks are always right at property line? What if they are not? What about portions of the building that might be stepped back but facing an on-site pedestrian walking area (near entrances for example) which function as an walking connection to the sidewalk, even though the "sidewalk" might be at (or near) property line. On one corner is a mixed-use building. It’s essentially an apartment building with a ground-floor corner store. All four sides of the block will have a continuous sidewalk. Will the sidewalk require an 8’ width A) directly in front of the mixed-use building; B) along the entire length of the two block faces fronted by the mixed-use building; C) along the entire length of all four block faces, including those that are exclusively residential; or D) some other interpretation? We are now in the process of reviewing the architectural designs for the units and are looking at how they meet the 1:3 ratio. The facades are highly articulated and have multiple setbacks and roof lines. The guidelines say to use average height and setbacks, but it is unclear how this is calculated. Our project features 2-3 story walkup apartments that are access by central breezeways. The breezeways front the street, are connected to the sidewalk, and are how everyone accesses their units. This meets the the intent, correct? In some cases, there is parking behind the buildings, which also connects to the breezeway, so you can access it from the front from the street, or from the back from the parking lot. Finally, if there is a large building, i.e. 300 ft long, and it has a central lobby entrances from both the street front and the parking lot... |
