Would a 5 story multi family apartment building follow LEED NC or LEED for Homes? Is there a specific document the USGBC provides that clarifies this? Thanks in advance.

We have a hotel project where the hotel rooms are designed as seperate villas and some of them also include kitchens. We want to certify a couple of villas as an example.
