We have a hotel project where the hotel rooms are designed as seperate villas and some of them also include kitchens. We want to certify a couple of villas as an example. This is a commercial project since it is a hotel but the villas may be considered as residential, too. We are confused. Which rating system should we use? We would prefer NC as the project is located in Asia.

We have the exact same question. Is this LEED for NC? LEED for Homes? Group certification?

With cases like this you have some wiggle room to choose the most appropriate system for your project. Generally kitchens in a unit denote residential, but if it is truly a commercial hotel, you can make that case. You can also look at it in terms of building area and choosing the system for which the majority of the area fits.
