Multiple Bulidings within LEED Project Boundary

May 16, 2012

Hello

Project that I am working on includes two buildings one that is pursuing LEED Certification (NC v2009) and one that will not (storage building that is non-certifiable). Currently, the LEED Project Boundary includes both buildings. The two buildings do not share any utilities, parking, etc. Since the other building is non-certifiable can that area and building be included in the LEED project boundary without having to meet any of the LEED credits? This is was my interpretation from the guides.

For just closing the complete loop on this, if there are two certifiable buildings within a LEED project boundary both buildings would have to achieve that credit even if one certification is being pursued.

Thank you

Precertification Before Master Site Registration

Precertification Before Master Site Registration

May 16, 2012

Dear All,

In a single site there will be two buildings and we wish to implement the Master Site for their LEED certification. However, the owner wishes to have Precertification for one of the CS buildings ASAP and we have the data to apply for precertification for this building, but only on an individual basis. Would it be possible to forego the common credits in the Precertification application and not utilize the Master Site approach, and only use the Master Site approach for the Design and Construction submittals? Thus, Precertification for the CS building would not refer to any Master Site, but its Design / Construction submittal would do?

Thanks,

FTE Hotel Calculations

May 16, 2012

Hi folks,

I have a hotel project and we are unsure of our FTE numbers. I'm hoping for a little guidance from the community:

Hotel has 99 rooms, estimated occupancy percentage is 65% year round. Half of the rooms are designed for 2 people max, and the other half are 4 person max. I am assuming 2.5 people per room as an average usage per key, although this number is hocus-pocus and not confirmed by the hotel operator yet.

I calculate 99 x .65 x 2.5 = 161 FTE for an average day. Am I on the right track?
The project is core and shell; however we have enough information to avoid using the chart in Appendix 1. Comparison with the Appendix 1 chart, however, is very confusing. The chart shows 37 FTE. This is so wildly different from 161 FTE that I question both numbers.

Thanks for any help!

FTE in a dormitory

FTE in a dormitory

May 15, 2012

we received feedback on a recent project that asks us to "distinguish between occupants and residents". the only occupants ARE residents.

We have indicated the resident count as the FTE count (so as not to show 0 FTE) and also clarified that they are residents. This is clearyl not the right way based on the reviewer's request. Does anyone know how to properly indicate the FTE when they are all residents ?

What to charge for LEED consulting?

May 14, 2012

Hi All,
I just acquired my LEED AP credential and am in the process of adding LEED certification consulting to my areas of services offered. I'm wondering if anyone is aware of a good, comprehensive article on how to charge for these services as well as any pertinent disclaimers or things to be aware of.
Thank You

Submitting "Design" and "Construction Phase together

May 10, 2012

Please advise how we could submit "Design" and "Construction" Phase submittals together based on the following situation:
1. The project was registered with USGBC in the year 2009 under LEED NC 2.2 system. The construction is complete and the project has achieved substantial completion and the Owner has obtained the Certificate of Occupancy. The "Design" Phase was never submitted then.

LEED boundary partial addition over existing building

LEED boundary partial addition over existing building

May 10, 2012

We are defining a LEED boundary for our 2009-NC project. This is an arena project on a campus with major additions at the perimeter of the arena. The arena and the new addtions define construction for the certificaiton. It is a (3) story facility. There is an existing 2-story building (separate address and building name) connected that is not included as part of the certification. The LEED boundary would be simple as we can use the disturbed area of the site excluding the existing connected building. My question is that on the third level, part of the new addition to the Arena extends over the existing building that is not part of the certification. How do we document the LEED boundary. Can we provide a floor by floor LEED boundary or explanation that excludes the existing building and then a separate LEED boundary that includes the third floor construction over that existing building?

AGMBC - EBOM Group Project

AGMBC - EBOM Group Project

May 9, 2012

AGMBC indicates that for O&M projects, all buildings must have space types that are substantially similar. Glossary defines "substantially similar" as:
...buildings that function as a cohesive facility such as a corporate headquarters. ...it is expected that all buildings are same space type, but exceptions may be made for some projects with limited deviation...
The following buildings do not have similar space types but do function together on cohesive corporate site: Administration office, vehicle maintenance, vehicle wash and vehicle fueling. Could these buildings meet the "substantially similar" definition and be registered as a Group Project since on same corporate site?

Documented alternative compliance from ND Pilot Projects?

May 7, 2012

Hi,

Because of my project's size (very large) and its location (international), I will likely need to submit alternative documentation on several credits. If possible, I'd like to do it in a manner consistent with what has worked previously for project teams and reviewers.

Is there a resource available to see how successful ND pilot projects that were either large or international responded to various requirements in their submittals?

Thanks,

Daniel
