Is there a time limit to submit for final final review

April 12, 2012

We have a project already passed the Design Phase review almost one year ago then the project was suspended during construction by the Owner for their internal reasons and recently restarted again and will reach Substantial Completion soon. We are yet to submit the Construction Phase submittal, so I am concerned that there might be a time limit for submission purposes, is there?

Existing Building Reuse--all bldgs or only those you renovate?

April 12, 2012

Hi folks,
I'm looking at the Existing Building Reuse language. I've always assumed that it applies to all existing buildings that are retained within the project area, but I'm hearing from others that it only applies to buildings that are renovated as part of the project. Anyone know?

Wastewater management in my project: GIB C14? Innovation Point?

Wastewater management in my project: GIB C14? Innovation Point?

April 11, 2012

Hello,

The project I am working on will re-use a significant percentage of its wastewater for irrigation purposes.

Wastewater will go to a municipal wastewater treatment facility, where it will undergo treatment to meet local and international water quality standards. Treated water will then be pumped back into an irrigation-specific water distribution network.

I think this meets the intent of GIB C14 because (a) pollution from wastewater will be reduced (there is no current wastewater treatment in the town I am working) and (b) water will be reused, probably to the 2 point threshold (50% of generated volume re-used).

However, there are a couple ways in which this strategy may not meet the reference guide requirements: (a) the new wastewater treatment plant is being built outside the project boundary as a separate project, (b) the treatment plant is not only linked to my LEED ND project, but to the whole municipality (c) it will not be possible to say that the exact wastewater generated in my project will be what is pumped back through the distribution network, as the treatment plant will also receive wastewater from the rest of the town. We can estimate volumes out and volumes back in, though.

My project's strategy does not appear to meet options 2 or 3 of the pilot Sustainable Wastewater Management credit.

Any thoughts? Could this strategy successfully apply for GIB C14? Would it require a CIR? Or is it a different type of strategy that requires an innovation (IDP) credit?

Thank you much as always,

Daniel

LEED Boundary

LEED Boundary

April 10, 2012

Good afternoon,
We have an unusual campus project in which the majority of the project renovation and new construction is in the basement. (13,981sf renovated + 3,176sf new construction= basement footprint 15,931sf). Ground level LEED boundary is 11,960sf (and predominantly landscape).

While inserting P1f2 data, we became confused about how one establishes total site area for the LEED project boundary. Is it the boundary on ground level site (11,960sf)? ..or, is it the basement footprint plus additional landscape area outside of the basement footprint?

Additionally, as the basement is excavated beyond the ground level interventions, this has implications on our interpretation of the hardscape outside of the building footprint.

Thanks ahead of time for any insights. This is a new one for us.
Best,
Sherri

Multifamily mid-rise and the IEQ prereq re: ASHRAE 62.2-2007

April 5, 2012

ASHRAE 62.2-2007 was required in the Florida Building Code in 2007. This basically says that a multifamily building 4 to 6 stories must have a certain amount of outside air introduced into EACH unit, that having enough OA in hallways and common areas isn't enough. LEED also requires meeting 62.2-2007 as a prerequisite. The latest FBC (2010) does NOT require multifamily midrise to meet 62.2-2007 as it brings in too much humidity and negates the point of optimal indoor air quality. The new code has reduced the amount of OA required per unit. Unfortunately, LEED is still requiring us to meet 62.2-2007, which leaves us two options: 1) design and install a humidity override system for each unit which is incredibly cost-prohibitive or 2) (and I personally know of projects where this has been done) just meet 62.2-2007 and keep costs down by not addressing the extreme humidity, which leads to extreme mold problems after occupancy. If we were to execute either of these choices, we would, in my opinion, not comply with the intent of the credit, which is to provide optimal indoor air quality in each unit WITHOUT a drastic cost differential. People always complain about how expensive LEED is and this is one of those instances that supports their claims. What can we do?

Previously Registered Project with New Team

We are working on a project that is going through redesign with a new project team. The project was registered during the original design. How do we assign the project to the new team?

Air Sealing between demising walls in Mid-rise

Air Sealing between demising walls in Mid-rise

March 28, 2012

We have a project where the the demising walls go all the way to the underside of the floor trusses and the ceiling drywall is attached to the bottom chord of the floor trusses. The structural engineer has called for deflection clips at all the non-bearing partitions which will include some demising walls. The concern is over the integrity of the seal between the demising wall and the ceiling if the trusses (to which the ceilings are attached) are allowed to move.

Has anyone dealt with a similar issue of airtight drywall sealing and deflection?

Thanks,

v2009 NC Split Review

March 27, 2012

I have just submitted Design Preliminary Review for my project. Since construction will be finished soon and all of our Construction Credits will be ready for submittal in a few weeks, do I have to wait for completion of the entire design phase or can I submit Construction Preliminary Review?

Specific measurement system required?

March 27, 2012

I have projects in Mexico that are measured in metric plans. All my calculations have been done in imperial units, as if it's required by LEED. I want to know if the General Plans required in the PI forms need to be measured in imperial. I check again and again the Reference Guide and haven't locates any requisite, so I ask the team to submit the plans with measurements in metrics, but all tha tables and calculations are in imperial units. We could have the general plans with general measurements that could be in imperial units, but the details and other plans in metrics as the measuerements are not relevant for leed. When a specific requirement is stated like the bike racks distance to entrance or other, a specific plan is made with imperial units calculates. Is this view right? Thanks.

Slow Data Entry

I am using IE to upload data into the materials credits, and the process is just mind-boggingly slow. To tab between cells on the online form takes a minimum of 10 seconds. Is there any relief to this issue?
