Pilot-Credits PC34: Design for Adaptability
posted by Jennifer Palermo on Nov 6, 2012, 10:52 am

Richardson Lofts is an adaptive reuse of what was a 6 story jewelry factory built circa 1900 in downtown Newark, NJ, and turned into 67 loft dwelling units. All units are fully accessible and include zero step main entrances, accessible doorways, accessible passages, minimum of one adaptable bathroom, accessible HVAC, lighting controls and outlets, and a kitchen, livable area, adaptable full bathroom and bedroom on the accessible level. The accessible bathrooms are a mix of accessible tubs with showerheads and accessible showers. We have found there is demand for both options and feel...

LI #2500/#10209 Shower Requirements for Mixed Use Buildings

This section is a great idea, thanks. LIs have lots of requirement information that is not captured elsewhere. LI #2500 concerns mixed use buildings that are primarily residential but have a relatively small amount of commercial with respect to bikes and showers requirements. The original ruling (along with a few others that were similar) set an implied threshold at 10% of gross area for having...

The lighting boundary can be modified under the following conditions:-When the property line is adjacent to a public area that is a walkway, bikeway, plaza, or parking lot, the lighting boundary may be moved to 5 feet (1.5 meters) beyond the property line.-When the property line is adjacent to a public street, alley or transit corridor, the lighting...

Clogging Issues with Low Flow Fixtures

NC-2009 WEp1: Water Use Reduction
posted by Melissa Perry on Mar 15, 2013, 11:43 am

We installed low flow toilets throughout our newly constructed 1.3 million square foot building and now experience line clogging issues. We still believe the installation of the fixtures was the right thing to do but need a solution to get additional pressure into our lines without adding huge additional costs, as we have over 70 toilets in the building. With only a portion of the building occupied, we have already incurred costs to have clogged lines flushed out. Any advice on a resolution would be appreciated. WEp1 ...

The new communications protocol will be MUCH smoother

This is great news-and it adds to the transparency of who GBCI is. It helps to know our colleagues will be answering some of the most challenging technical questions. In my "contact us" emails to GBCI, I have always prefaced the questions by stating in all caps: "Please forward to our review team / technical staff." If you don't do that, you get a reply using the infuriating and non-responsive "stock language." It does eventually get to the skilled experts and we've had good communication after that. Also, I must admit that I don't spend a lot...
