Maintenance is usually needed for stormwater quantity reduction systems. The civil engineer should develop a maintenance plan shortly after design completion.
For LEED documentation, the civil engineer needs to fill out the LEED Online credit form, including the pre-development rate and quantity of stormwater runoff, the post-development rate and quantity, and a stream-protection narrative (as applicable). The civil engineer should also provide a copy of the project plans with designated stormwater strategies. (See Documentation Toolkit for samples.)
The civil engineer provides final calculations for the stormwater design. Verify that volume and discharge flow rate reduction goals are met. Be sure that any items removed through value-engineering do not impact stormwater calculations.
During the value engineering process, ensure that components critical to the daylight design, such as high-performance glazing and internal shading devices, are not removed from the project.
For Options 1 and 2, enter square footage for the portions of the regularly occupied areas that meet the daylight requirements in the LEED credit form and upload all required documents to LEED Online.
Many older buildings are energy-efficient compared with average new construction, but can be challenging to bring to a level of higher performance. Consult building science experts to avoid moisture and structural problems, and consult with historic preservationists to make sure that any solutions don’t conflict with historic standards, if relevant. For example, in buildings with load-bearing masonry walls, building scientists tend to want to insulate the exterior, while preservationists may object to changing the appearance of the building.
Building elements removed because of hazardous materials do not count against you, because they are excluded from both the tally of existing elements, and from reused elements.
