Proposed model, CAV system without cooling system

In the proposed building that I’m modeling there is a CAV system without cooling system (in the AHU a water coil is heated by hot water). How shall I model the cooling system?

Assuming that I use the BAM for showing compliance with the minimum energy performance prerequisite do I have to use the BAM also at the simulation for EAc1? It would be more meaningful to use the

Has anyone been successful in exempting warehouse space from the views calculations by classifying the warehouse space as a non-regularly occupied space in a GBCI review?
