When someone is only interested in immediate profits then it usually takes the government issuing a new building code to force that person to do the right thing. In the US the government cannot require everyone to build to LEED so they tried to lead by example and many new government buildings are LEED certified. Both State and Federal. This has gained a lot of attention for LEED and probably encouraged others to follow with certifying their own buildings. Profit has motivated many business to get their buildings certified.... |

This problem is not unique to LEED- for large commercial projects the amount of information that goes into a set of construction documents, especially the specifications manual is mind boggling. The LEED Review teams continue to ask for clarifications as part of the Design Phase Review and the Construction Phase Reviews, especially if the submitted documentation is unclear, ambiguous, or conflicts with documentation submitted for other credits. In some cases, if the project team's responses to those requests for clarification are not clear or don't supply the information requested, credits have been denied. It can save a lot of wasted time and anguish to respond... |

Case 2 would likely be NC if the remaining 70% is to be occupied by the owner in the future, since they will control the build-out. If that remaining space is to leased to other tenants who will control their own tenant improvement build-out, then the project would be Core and Shell. Look at CS Appendix 3 in the BD&C Reference Guide for guidance on how to define the finished/ unfinished spaces. Since these answers depends a lot on percentages of project area that are effected by different scopes of work such as finishes, HVAC, and envelope, the most useful... |
