Unisex Toilet

NC-2009 WEp1:Water Use Reduction—20% Reduction

We are working on LEED NC 2009 for a new 9 stories building. There is one unisex toilet at each office level. How I determine the number of people will use those toilets?

there is a minimum of green area (landscape) to comply with the outdoor water use reduction? in v3 I understand should be at least 5% of LEED Boundary.
