Do we have to track maintenance and renovation waste for this prerequisite? Where do we track it?

You do not need to track or report FMR waste to earn this prerequisite. Waste generation and diversion is documented under MRp3 Waste Performance; however, FMR waste is explicitly excluded from MRp3. This means that there are no opportunities in v4.1 to document FMR waste performance (and no available LEED points).

Do we have to attempt the purchasing credit (Option 2) since those materials are included in our FMR policy? What if we attempt them and we don’t earn them?

You do not need to attempt or achieve any credits to earn the prerequisite. Achievement of this prerequisite is based only on whether you create a compliant policy; no documentation of compliance with the purchasing credit is required.
