Hi,
I'm working on the LEED Acceditation of 2 warehouse type units located in an industrial park close to an airport and am uncertain about which rating scheme to use - Warehouse v C&S.
The buildings are being developed as shell & core with Cat A office fit out (695sqm) with an unheated warehouse (5,598sqm). When constructed, the developer will either be leased or sold.
The developer has stated that the units may or may not be used as a Warehouse / Distribution centres and could be used as Industrial units.
The planning permission states "Industrial and/or Warehouse".
Because we don't know the exact end use, should we use Core & Shell?
Can you please advise,

Hi PJ,
In these cases, we've been using Core and Shell because the Warehouse rating system seems to be geared for warehouse distribution centers that are built out and we couldn't get enough points with the scope that we had. If you have a restroom as part of your CS or a speculative office space, the equation shifts.
Please also note that were told early on in direct conversations with USGBC staff that we could substitute a credit like the Surrounding Density and Diverse Uses credit that is particularly beneficial for this type of project straight across from the Warehouse system. However, we have not been able to submit the project that we secured this input on so I haven't been able to get that ratified by reviewers. It presents some issues with the online system to try and do that and doesn't have any other precedent since it's not like alternate compliance. You might query that with GBCI.
