I have an apartment complex with a separate community/leasing building that is about 20% of the total project. Does this project fall under LEED for Homes (because of the project use) or it can be under LEED BD+C (because it is a mixed between Homes and Commercial)?
The project was permitted as a residential project,
Can I still certify it as BD+C?

According to the Rating System Selection guidance for v4 projects, a 1 story apartment building must do LEED for Homes. This is primarily because ASHRAE 90.1 Appendix G only applies to residential buildings that are 4 or more stories and cannot be applied to a 1 story residential building.

Carissa, what about 3 story buildings? I know 90.1 doesn't apply to that, but we are doing an adaptive reuse for an old factory, most of which will be multifamily, with about 15% of area dedicated to co-working space (like WeWork) and some small retail. The co-working office space will have a dedicated DOAS and VRF mechanical system, whereas the apartment units will have more conventional systems (heat pumps and exhaust fans).
If we follow LEED for Homes for the entire project, how would we treat the office part? Make it follow Energy Star v3 a well?
