Building reuse for parking deck?

I'm working with a hospital project that will be pursuing LEED for Healthcare. The scope of work may include renovations to an existing parking structure that will provide parking to the hospital. The parking structure and hospital are on opposite sides of a busy road and will be connected by skybridge. If the parking structure renovations fall under the hospital scope of work, it will be included within the LEED project boundary. I'm wondering if any other projects have had success submitting MRc1.1 for a parking structure (or other building) where the reused building is not the primary structure in the LEED submittal? Would the parking reuse be calculated as a percentage of all construction or just as a percentage of the reused building construction?

Mary, if the parking is in your project boundary I don't see any issues getting credit for it here. Reuse is calculated in terms of what is existing that you are maintaining, so in this case that would focus on the parking structure, unless there are other areas you are renovating or demolishing.The only catch is the requirement (see credit language above) about the credit not being an option if new square footage will be more than twice the existing. In that case you can get credit for the reuse under construction waste management.

I've not heard of another hospital using this path to comply with MRc1 but it should be possible. You will have to watch the square footage issue that Tristan brings up. You will also want to start thinking more holistically about the hospital campus and parking. I can see the GBCI being interested in double dipping on this structure in the future. I can see how this can be done appropriately and inappropriately.
