Does the (airflow sensor) need to have any specifications other than the required accuracy (which is 15%) which was mentioned in the study guide?

Hi Ahmed,
The accuracy of 15% is the only specified requirement. Here are a few other tips: 1) make sure it's measuring only outdoor air and not mixed air; 2) if its a pitot-tube type airflow sensor make sure it's downstream of filters on the outdoor air otherwise it's likely to get clogged; 3) be mindful that the alarm has to be programmed for 10% off set point so I'd recommend using a sensor at that is at worst 10% accurate (note, this is more accurate than required but I have no idea why the credit requires an alarm at 10% but an accuracy of 15%).
