We are renovating an existing building, providing a large footprint of new construction, and have designated the LEED boundary for our project to include all site that has been disturbed or modified. However, there is a large extent of land outside the LEED boundary that is existing and untouched. SSc5.1 calculates 'total site area,' which through definition refers to 'property area', and is defined as 'the total area within the legal property boundaries of a site.' Our question is if we need to include the total site area as all the property within the property line, or as all the property within our LEED boundary. Thanks for any help.

I think the site area for the purposes of this credit is basicall the same as the area within the LEED boundary. I think you could also choose to expand the LEED boundary to encompass the additional area onsite that is associated with the property, if you chose to, and if it's not going to associated with another LEED project.
