Guestrooms Excluded?

Why are guestrooms excluded? It seems they should be in the same realm as dorm rooms or bedrooms.

In case of project with an area which is already designed but yet built (less than 40% of gross project area), can we use "owner's commitment" instead of "leasing agreement" to state all the design

Building with no parking

I am working on an existing building in a commercial core. The building has no parking lot, but there is leasable parking spots in the vicinity.

The nature of my clients building is private. They would be unwilling to host tours from the public or include too much information on a public website.
