I am working on a 15,500 sq.ft kennel project in Cleveland, Ohio, that has a detached garage.
The heated garage is over 1000 sq.ft and stores 10 vans used to drop off animals at the main building if needed. Parking for employees and visitors is separate and has been included in the LEED boundary + calculations.
I was wondering if the garage could be excluded from the LEED boundary/exempted from calculations since it does not have a direct connection to the primary function of the kennel?

Justin, is the 15k SF building the main building? It sounds like the garage directly services that building. It also sounds like the garage is included in the construction scope, although you don't specify. For those two reasons, I would include it in the LEED boundary.

Yes, the 15k SF building is the main building and the proposed garage services the building. So, we will include them in the energy and water calculations.
But would the parking spots within the garage count towards any parking credits? The vehicles are service vans used by the employees and are independent of the parking spots provided for employees' personal vehicles/visitor vehicles.
None of the parking spots inside the garage are ADA compliant since the service vehicles cannot be operated by people with disabilities.
We have provided ADA accessible and Low-E/Fuel-E parking spots based on the outdoor parking count (excluding garage parking spots).
Please advise whether that would work.

Hi Justin, the garage spaces would not contribute to your total parking count. Only commuter/visitor spaces, not operational/fleet vehicle spaces should be counted, and it sounds like you've got the commuter/visitor spaces covered elsewhere.
