Is the tenant obliged to install additional renewable energy (or sign ownership/contract for off-site renewable energy) if the CS project fullfills criteria and recieves maximum (3) points?

Hi Sara, did you get a response on this from anyone? We are in a similar situation in the UK where the tenant occupies floors within a larger building which has a roof-mounted PV array. I would have thought that if the tenant is connected to the PV array, i.e. gets to use the power generated then this should count towards the achievement of this credit?

From the Reference Guide.
Projects whose base building uses renewable energy are eligible to receive credit for the percentage of its contribution. Use Equation 2 to determine this amount.
Equation 2. Equivalent cost of renewable energy from base building system
Equivalent cost of base building renewable energy = ($ value of renewable energy used in base building x % of base building energy delivered to project)
