1) As I read the requirements for the credit " Protect or restore habitat" I understand that the requirement of preservation of 40% of the greenfield Area on the site refers to the 40% of Total site Area and not the 40% of the Leed Boundary Area. Is this right?
2) I have the same consideration for the Open Space Credit. Again the the outdoor space must be greater than the 25% if the Total site Area (not the Leed Boundary Area). Is this right?
3) As far I understand these both credits are independent from the LEED Boundary.

For this credit, it is 30% (including the building footprint) of all portions of the site identified as previously disturbed. So, this is neither the total site area nor the LEED boundary.
For the open space credit, it is 30% of the total site area (including building footprint). This is likely the same as the LEED boundary.
I am curious why your percentages are not aligning with those given in the credit language. I would recommend giving a careful read of the LEED credit language, which is available on this website.
