We have a 11 story Historical hotel with 6 floors of Guest Rooms that are being completely renovated. The remaining floors are Ballrooms, meeting spaces and retail. Can we submit the Guest rooms as New Construction -Hospitality and the remaining floors as a separate project under Commercial Interiors? There would be clear project boundaries as these spaces are on different floors. However, there will be central heating and cooling systems serving all of the floors

Sharon, LEED-NC is a whole building rating system, so in most cases you need to include the whole building within its scope. In this situation, the central HVAC system definitely points to that.

Ownership would also be a key indicator. If all the guest rooms and ballrooms are owned by the same entity, this would indicate it should all be one project. If some of the floors are somehow leased to a third party, or under different ownership than the shell, then this would lend itself to being split into core-and-shell and Commercial Interiors. This situation would apply in an office building where floors are leased out, but doesn't sound like yours.
