I have a couple of questions regarding a core&shell renovation project I'm working on:
1- When do the preferred parking spaces need to be reserved? We currently have tenants still in the building (top floors) and tenants moving in to the first two floors this month while construction is ongoing in the middle floors. Do these spaces need to be marked and reserved now, as tenants are in the building (this would cause issues with the construction vehicle access) or when the project is complete?
2- This building is located on a campus that will have additional site work done to accommodate an additional building that's planned, but we don't have a timeline on its construction.
Can we establish the preferred parking spaces as the site currently exists, and then when the future site work takes place, readjust the reserved spaces (17 out of 42 spaces would be impacted)?
Would we need to go into detail about the impact of future construction when we submit the documentation, or should we just show the site and reserved spaces and not include information about the future project (which is planned but may or may not be built depending on funding, etc)?

By the time you submit documentation I would have them reserved.
I would suggest just certify the building you have now and not worry too much about the future.
But I'm a little confused—if you know it's likely that you'll lose parking that needs to be allocated for this credit, I'm not sure I would pursue the credit.

If the additional building is constructed we will still have the parking capacity to meet this credit, but some of the reserved spaces will be lost, so we would be making the next closest parking spaces reserved in their place.
We received our preliminary review comments, and the comment on this credit said:
"The parking capacity for this credit must represent the current condition. In this case, parking in areas of the LEED boundary that is existing but will be removed for future projects must be included in the calculation."
So we'll make sure our documentation is correct but it's clear we shouldn't worry about the potential new project, as you suggested.
