Mixed-use in LEED Core & Shell

Hi, our project is a new mixed-use building (residential / retail / offices) in the center of Berlin, Germany. Is it correct to use the system LEED NC / C&S or what system would be appropriate?

Ms. Koch, To better answer your question, can you tell me what percentage of the building is residential, retail, and office? Also, is the building owner going to be occupying any of the spaces within the building? If so, what percentage (all based on square footage)?

Hi, we actually have to project buildings, which have to be certified separately. The building owner is not going to be occupying any of the spaces within the building. Building one: 55% residential, 31% office and 14% retail. Total:153,267 sft Building two: 64% residential, 22% office and 14% retail. Total: 231,696 set Thank you very much in advance!

Then you would definitely want to apply under the LEED for Core and Shell rating system. Since you have multiple buildings, you may also want to explore the Application Guide for Multiple Buildings and On-Campus Projects, as it may make more sense for you to create a Master Site project in which the two buildings would be certified separately while on the same campus. Ms. Koch, it sounds like the Application Guide for Multiple Buildings and On-Campus Projects ist the best way to certify your project. The Multiple Buildings and On-Campus Certification brins a lot of advantages (certification fees and documentation of SS-Credits on a master site). If you select this Option please use the "New LEEDonline". The Multiple Building function is much better and save time and $. Mit freundlichen Grüßen Markus Henning

we have a multi-family residential building with retail on the ground floor. The retail represents less than 10% of the total building square footage. Is there GBCI instructions that clarify if the retail space is required for separate certification if under 10% area?

Paul, you would typically pursue a whole-building LEED certification for ground-up construction or a major renovation. Pursuing a separate interiors certification for a specific interior space is optional.
