Still confused about how to treat/account for the first floor for the retail/commercial spaces with 4 stories of apartments above. LEED v4 Homes-Midrise being applied, but do we do separate calculations based in ASHRAE 90.1 simulations and ASHRAE 62.1 ventilation using the NC thresholds, etc?

For LEED v4 Multifamily Midrise, the ASHRAE 90.1 simulations must be done on the entire building, including all in-unit and non-unit spaces (including retail/commercial spaces). For ventilation, ASHRAE 62.1 calculations must be done for all non-unit spaces (including corridors, stairwells, retail/commercial spaces, etc.) using the NC ventilation calculator and ASHRAE 62.2 calculations must be done for in-unit spaces.

In a case where the retail spaces will be fitted out, including HVAC, by the buyer/lessee of the space, do these spaces still need to be included in the ASHRAE 62.1 calculations ?
