Hello all,
Our client is constructing a hospitality complex with various uses, including hotel, entertainment and retail areas etc, all physically connected. They will also be responsible for the fitting out and management of the hotel building upon completion, and wanted to find out whether it is possible to only certify the fit-out works for hotel portion of the building as ID+C, rather than going for BD+C for the entire building?
Many thanks.

Yes, that would be possible.

Hi Tristan,
Many thanks for your reply. Further to the above, is it possible to carry out ID+C assessment for a limited number of floors for the hotel, and not the entire hotel block?
Note that our client is also fitting out and operating the remaining part of the hotel, and other entertainment and retail areas within the entire building. The various building areas is not physically separated (they are linked with circulation areas and lifts etc).
Thanks.

Tom, previous versions of LEED required an ID+C project to consider the complete interior space. I would have interpreted that to more broadly include your whole interior hotel. However, I interpret the LEED v4 guidance as softer on this. You need to clearly define the space you are certifying, but I would say you have some flexibility.
