Hello,
I have a project that is a new built warehouse with a small office area. The project is built by the owner and the tenant is unknown.
In LEED v2009, I would have no doubt that the project is LEED Core & Shell. But, with the new options in LEED v4, I wonder if the project should be Core & Shell (the project is only the building envelope and installations) or Warehouse (as, after all, the project is a warehouse, but in this case there are projects we cannot comply with, since we don't know the future tenant). Could you help please? Thank you

David, to a great extent you have discretion in choosing the LEED rating system that fits the project best and makes it certifiable under LEED. It sounds more like a Warehouse project just in terms of how you have described it, but if you have other reasons for doing C&S and can justify that clearly, I think that's also a reasonable choice.

Hi David,
Tristan is right of course about your discretion. FYI if you have an actual built out office space, Warehouse would probably be better because you'd have enough scope to actually comply with new construction style credits along with the slight variations on the location credits that speak to warehouses. However, if like us, your entire building is unbuilt out space, Core & Shell works better because of the lack of scope and materials to satisfy NC like credits.
