LEED BD+C: Retail or LEED ID+C: Retail?

Hi, I have a doubt of what rating system is more adequate for a new LEED project that we are working on.

The project consists in a major renovation (it includes changes on façades, exterior windows, all HVAC systems, etc.) of a restaurant that occupies the whole base and first floor of a 7 stories residential building, the owner just want the certification for the restaurant (no changes will be made in the residential part of the building), so I´m not sure if BD+C: Retail is the correct rating system to choose (because it´s a major renovation), or should we use ID+C: Retail (because only a part of the building will search the certification).

Thank you in advance for your help.

Borja, because BD+C is a whole building certification, you need to go with ID+C in this case.

Hi, Tristan, after submitting this question I realise that in LEED v4 Rating System Selection Guidance says for BD+C: "Must include the entire building’s gross floor area in the project." I didn't notice it before. Thank you anyway for your answer.

Hi Borja, did you get approval USGBC to go with ID&C?
I have a similar case, 6 floors, 100% refurbishment of 2 floors + the last floor which will be only a plant room. However, we are also doing the whole building envelope.
we do want to use ID+C in this case due to constraints to achieve certain Pre Requs for the whole building under BD&C    what was the outcome of your case?

Hi Ricardo: In our case we had to use ID+C because only a part of the building was searching LEED certification, I think this will apply also to your project because, if I have understood you well, it doesn´t include the whole building, note that BD+C only applies to entire buildings, so if it´s not your case, you must choose ID+C even if you didn´t want to. Hope this can help you, best!

Thanks Borja,  In our case, we want to go with ID+C since we are predicting some issues in relation to prereqs for the BD+C.
the only issue was the fact that we are upgrading the whole building facade, and refurbishing only 2 floors + plant room (last floor).   I believe our case is very similar to yours.   Thanks very much for taking the time to answer the question
