We have the following development: a 50acre lot is going to be divided up in smaller units of 5000sqft and each lot will have a residence, a house. The common area of the 50 acre lot will have 3 buildings: a 650sqft for security, a 1080sqft administrative building, and a 11840sqft club with amenities for the residents. This club will include pool, game room, fitness room, conference room, and others. None of the spaces within the club will be permanently occupied, meaning there will be no offices, for instance; occupation will be intermitent by the residents.
The client wants to certify the group: club + administrative + security. Is this possible? Is this group of buildings certifiable? And if so, which would be the rating system? I'd like to stress that this project is located outside the US, in Brazil.

Marcio, I would focus on certification of the club building and then look at including the admin + security in my LEED project boundary as ancillary structures rather than on their own. The security building is too small to be certified on its own so per MPR3 it can be included in the LEED boundary of the club. The admin building is a little bit more complicated, but take a look at MPR3 and post there with follow up.This is all LEED-NC, by the way.

And the fact that the club doesn't have any FTE doesn't affect elegibility? Cause I thought since there's no regularly occupied areas (occupation is intermitent and in various times of day, depending on the willing of the residents) it would not fulfill MPR5, "must comply with minimum occupancy rates"...
About the admin building, couldn't it be a multiple building Project, with 2 registrations - one for the club and another for the admin? Then we could use the campus credits strategy.

This is a common misperception about MPR5. Take a close look at the guidance there.Sure, the admin can be its own LEED project.

Got it! Looks like we have to work on average values and convert the variable use in regular use throughout the year. Is that right?
And as far as the admin building and MPR3, what would be the other option besides having it be its own LEED Project? I didn't quite understand what to post in MPR3 forum...did you mean that there's a chance that the admin building can be excluded from the LEED Campus Boundary? In which scenario is this possible?

Marcio, I think you have that right.As far as the admin building, my original suggestion was that you could possibly include it in the club boundary. My second suggestion was that you could just put it in its own boundary and give it is own certification. I didn't say anything about a campus boundary, so I'm not sure of your question there.

I'm more interested in understanding your original suggestion: in which scenario could possibly I include the admin building in the Club LPB and have the admin building being an ancillary structure for the Club, since the admin building has more than 1000sqft, according to MPR3?

It might be a stretch but with the SF just over 1,000 and the function being in support of the club building, I thought there might be some wiggle rom. If you want to talk more about it post on MPR3, after reading carefully the guidance there.
