Hello and thank you for taking the time to review my question. We are working on a Core and Shell mixed-use building that is predominantly office (no residential). The project has been originally designed to accommodate a restaurant on the first floor. As Construction has finished, the owner has leased that space out to an office tenant. My question is should we submit this core and shell with the existing office use in that space, or should we submit it as a potential restaurant. Our concern is that the restaurant could potentially have a greater energy and water use than the office space, but there is no guarantee that a restaurant will ever move into that space. Jody, with Core and Shell you are often making your best guess as to how a space will be used. Also, keep in mind that's it's a design and construction rating system, not about operations. I would document it as the office that you know about, not the restaurant you're guessing about.
