Hi Chris, have you consulted Core & Shell Appendix 1 in the LEED BD&C Reference Guide? I think this has the default numbers (in gross square feet per occupant) you're looking for. (For a general office space, it has a default of 0 transients, for example.)

Thanks Tristan. That was exactly what I was looking for. Although what's interesting is that I had recently submitted an office building for LEED-CS 2.0 certification, and the reviewer comment was that "It is unexpected that the building will not have visitors (Transients)". The reviewer then requested confirmation.
If the facility is an office building without any built-out suites, why would they question having zero transients when LEED's default value for office transients is zero? Perhaps they just want to confirm?

Yes, maybe they just want confirmation, and referring them to USGBC's numbers would work.I actually found it surprising that no transients would be expected in an office, as a default. It seems like most offices have people dropping by for one reason or another—deliveries, meetings, family members dropping by, etc. It might be more realistic to include a small transient number.

I have just checked our office. We are 500 civil engineering consultants and we have 40-100 visitors daily (including personel from other offices) average is about 60-70 visitors.

I am having trouble with zero transient issue as well. Our office project expects no visitors or transients. So I had put zero in "Daily average transients" and then I received a comment back from GBCI basically saying that zero transient was uncommon and clarification was required. The question I have is if GBCI expects a minimum number of transients or not. If yes, please let me know the number (I have already looked at Appendix 1 as Tristan suggested. However, I don't think this is applicable because only retail facilities are allowed to refer to Appendix 1per WEP1 on page 171). If no, I believe we just need to submit explanation. Our building is a LEED NC V3 project by the way.

We had the same problem in a project.
It seems to me that reviewers have to point out projects with zero transients, while the official CS appendix indicates zero transients for office spaces.
The solution for us was calculating the expected number of transients based on the visitor parking spaces for that project.
