Commissioning

In a situation where the building undergoes tenant improvements before the shell construction is complete, does the commissioning work need to be adjusted to pick up the changes, even if they are technically part of the Shell design? It would be HVAC systems and building shell modifications.

From your question, it is not exactly clear on what side you are the CxA. I am going to answer from the view that you are the CxA for the Core & Shell. If the systems in question have already been commissioned as part of the Core & Shell project, and the tenant improvement required changes to equipment that is inside the boundary of the tenant space, then my opinion would be the CxA for the improvement (if there is one) should take on the changes. If you systems have not been commissioned, then yes, you would pick up the changes and test them…similar to a change order or other work revised during construction.
