The project is a small artist sanctuary. The New Construction development contains multiple interconnected single-story buildings situated across the site connected by an exterior porch. Programs include 2,936 SF of conditioned arts & community spaces, 1,152 SF of conditioned artist residence structures, 403 SF of unconditioned (e.g. greenhouse), and 3,119 SF of partially covered exterior porches. Existing dwellings are to be removed / replaced. The 3,119 SF exterior porch could be considered pedestrian oriented hardscape for additional Open Space credit potential. The total site is 32,200 SF. The artist studios are only about 500sf each, and not sure if they should be a part of the campus or group approach. Please provide guidance about if this can be considered one building/ structure, or if we exclude the residences and register LEEDv4 BD&C group or campus?

I think because of the type of project and the small size of the structures, you are going to be able to do this as a single LEED project. In LEED-NCv4 or 4.1, remember that the minimum size for a LEED project buildng is 1,000 SF, so the residentail structures are too small to be certified as independent projects or part of a group. Also, there was an interpretation years back that a resort hotel that had multiple small, dependent structures and blocks of guest rooms could be considered a single LEED project. I suggest looking for that, use it as your precedent, and ask for a call with GBCI to verify that this can be allowed. Do it before you register. Good luck!
