LI 10102 - Letter of Commitment - Register incomplete space separately?

Hi, 

We will be submitting a LEED BD+C New Construction project with an incomplete space of 18% of the BGSF. We comply with the LEED Interpretation #10102 by being under the 40% maximum incomplete space threshold and we will comply with the other requirements outlined in the LI. This building and the incomplete space will be completed by the Owner (not a tenant). 

Does the Letter of Commitment mean that the Owner does not need to pursue registering and submitting the "incomplete space" as a separate project once it is built out? Of the rating systems, the incomplete space would most likely be an ID+C Commercial Interiors project, but if this is an Owner building and Owner shell space (incomplete space), will the full building be considered certified at the level we earn on the LEED BD+C NC project and the fit-out (once complete) will be considered part of the original certified project?

the incomplete space that you describe is included within the building's original certification. the entire building will be considered LEED certified at the completion of the project. the incomplete space is not required to be registered and submitted as a seperate project when it is built out.

Hi Deb, Based on LEED Interpretation #10102, there is no requirement to register and submit the "incomplete space" as separate project once it is built out. The requirement for projects using a rating system other than LEED for Core and Shell that contain incomplete spaces is the project team must provide a Letter of Commitment, signed by the Owner, indicating that the remaining incomplete spaces will satisfy the requirements of each prerequisite and credit achieved by this project if and when completed by the Owner. This letter of commitment should be uploaded along with a brief narrative of the project\'s special circumstances in the Additional Details section of Project Information Form 1 in LEED Online. Aside from that, for all other prerequisites and credits, project teams may either demonstrate that the present LEED project\'s scope of work is sufficient to satisfy the requirements for the incomplete space(s), or indicate that the Letter of Commitment ensures that future fit-outs by the LEED project Owner will comply with these requirements. Due to the incomplete space is the most likely interior, the full building is supposed to be considered certified with LEED BD+C NC once complete and awarded.
