Construction cost increase

Hello everyone,

I am preparing a preliminary study for a hospital that we are aiming at certifying LEED v4.1 Gold. I have been given the task to predict the variation in terms of cost of the implementation of the certification. In particular they asked me about the increase in construction cost and the variation in O&M cost. For the operating cost, I can use the prediction we did for the Optimize Energy Cost credit. The variation in operating cost should be negligible compared to the other two voices, in my opinion. However, I do not know how to estimate the increase in the construction cost. Do you have any suggestion or article where I can find some input about it?

Davide, there have been a number of studies of construction cost premiums (or savings) due to "green" measures which you can find through searching the BuildingGreen site and other research. These are of course limited to specific circumstances and the question is always what is the baseline? Variations in your construction market and baseline expectations per building type could of course vastly influence the answer. LEED Gold would be considered baseline for many markets. Long story short, I would say this is a question for a consultant to research for the project.
