Inquiry

This question is in regard to a small free standing series of retail or office building. As this is not a typical building pursuing LEED CS there are a few items that we will need clarified before pursuing the certification. 1. Can we apply LEED for campuses to a series of small retail or office buildings on the same site and submit as a single application through LEED CS? 2. If we build out a single tenant suite in one of the buildings as an example for the future tenants to follow, are the credits achieved applicable to all buildings including those that have not been built out with the sample suite? 3. What extent of commissioning is required for the prerequisite/ enhanced if the units are provided, but are not powered, nor are they connected to ducts yet? 4. If we may apply LEED for campuses to the series of buildings, and submit as a single application, can multiple plaques be purchased for each building? Thank you for reviewing, the direction set by the council on this building type will impact the market for this type of construction. We appreciate your review.

Ruling

This CIR can be divided into questions about the process for submitting using the LEED-NC Application Guide for Multiple Buildings and On-Campus Building Projects, and a question regarding the execution of EAp1 in a core and shell project. Because an individual CIR should only regard a single issue, the technical question regarding EAp1 will be addressed. For information relating to registering multiple projects simultaneously, please refer to the LEED-NC Application Guide for Multiple Buildings and On-Campus Building Projects, which can be found at: http://www.usgbc.org/ShowFile.aspx?DocumentID=1097 and USGBC customer service, if necessary. For Core and Shell (CS) projects, full commissioning should be provided for all equipment that serves common spaces (non-tenant, such as lobbies, public areas, and core restrooms if provided). For equipment that has been installed, but not powered or connected to duct work, it is left to the discretion of the agent what level of commissioning can be performed. At the very least the proper installation technique, location, and equipment type should be verified with respect to the owner\'s requirements, contract documentation, and manufacturer\'s instructions. The agent should note in their report what level of commissioning was performed on each piece of equipment and make recommendations for what additional commissioning should be performed during tenant fit-out.Update April 15, 2011: Please note that all 2009 projects in multiple building situations must follow the 2010 Application Guide for Multiple Buildings and On-Campus Building Projects, located here: https://www.usgbc.org/ShowFile.aspx?DocumentID=7987. 2009 project teams should check this document for up to date guidance on all multiple building issues.
