We are currently working on a warehouse which has a total of 12,704.13m2, the project consist of a building of storage and operative offices with a total of 12,516.67m2 and a small separate spaces of showers and dressing facilities as well as the concierge space, with a total of 187.46m2. This separate services building represent a 1% of the total project area, and it is not considered an independent functional building because it is the purpose of it is to serve the functionality of the storage building.

Our inquiry is if we are able to register the project as a single project rather than a group due to the special circumstances of the project, and given that the separate building only represents a 1% of the total and it contains complementary spaces as it is commonly done on the warehouses projects.

My sense is no. Check the Guidance for Projects with Several Physically Distinct Structures. ONLY primary and secondary school projects, hospitals, hotels, resorts, and resort properties are eligible to include more than one physically distinct structure in a single LEED project certification application without having to use the Campus Program. Campus includes: Group Approach allows buildings that are substantially similar and are in a single location to certify as one project that shares a single certification. Campus Approach allows buildings that share a single location and site attributes to achieve separate LEED certification for each project, building space, or group on the master site.
