CI-v4 EAp2:Minimum energy performance

Modeling the non project area

Hello,

We have a G + 7 floor building in which the client is occupying only 5th, 6th and 7th floor. Dedicated VRF systems are provided for these floors. In such a scenario, we can model only the last 3 project floors. Do we have to model the lower floors as dummy floor? If yes, should it be modeled as conditioned or unconditioned space? The entire G + 7 will be office floors.

Since the systems are separate I would think you could just model the 3 floors. The interface between the 5th and 4th floors should be modeled as adiabatic. No need to explicitly model the floors below but make sure you put the top floors in their proper location relative to elevations. Make sure you select the baseline HVAC system based on the entire building.

The project that I am modeling is a 3 floor tenant fit-out of a 7 story building that we have already modeled under LEED BD+C: Core &  Shell.  For LEED ID+C, can we just submeter out the 3 floors of our project from our existing model (with updates per the tenant improvement) or do we need to follow Method 1/2?  The only systems that serve the whole building are the HRV unit and DHW and the whole building should have a similar occupancy type.  It looks like we will have more and more ID+C projects coming down the pipeline from existing C&S buildings - so I want to streamline the modeling process as much as possible.

Yes you can submeter the spaces within the whole building model.
