Hi there!
We have a situation, where a developer has a Core+Shell building under construction and the original design included to install X amount of Fan coil/Condenser units (VRF system). Tenant Finish out work would add units to the Base Building VRF system as deemed necessary.
Now the Core+Shell Owner is considering removing most of the Fan coil /condenser units of one floor (with a possibility of all the floors) from the C+S scope and transfer that scope to the Tenant Finish out. C+S Contractor would only install the units in the common areas and those will not be powered up for factory start-up until the Tenant Improvement contractor finishes their work.
How this will impact to the Base Building Cx Fundamental/Enhanced scope ? -
Since there will be only one outside air unit installed as part of the C+S project and the HRB/condensers will not be connected to enough FCU so units to be started-up.
Any advise would be greatly appreciate it, since the Owner would like to make a decision soon.

I have a similar question. What if the FCU/ hvac equipment of the tenant will be supplied by the owner? Is this also to be witnessed under the CxA scope? The project is v2009 core and shell. Hoping someone could help us. Thanks!

Any equipment supplied outside of the C+S scope does not have to be commissioned. In the case above, where that equipment cannot be tested while waiting for downstream equipment is more complex, sorry that I did not see this when it first came out, sorry. In your documentation, just make sure to clearly define what is C+S and what would be part of tenant fit-out.
