Dear All,
We are currently working with a client that is developing a project that includes:
- residential buildings
- an area to be used as a retail (hypermarket). This area will be leased to a tenant specialized in retail business (hypermarket, 10.000 m2);
- enclosed carparks serving both, the residential buildings and the retail area.
In what regards the retail area, our client:
- is evaluating the possibility of certifying it using LEED (to use as a differentiation argument and increase the attractivity for future tenants);
- will be responsible for the shell as well as all the lighting, HVAC, plumbing, etc.. It will also be responsible for the majority of interior finishing’s (walls, floors, etc.);
- however, it will not be responsible for the installation of shelves and all other equipments related to the retail activity (e.g., ovens, dishwashers, refrigeration equipment’s, etc.).
As some equipments that will be installed by the future retail tenant are subject to pre-requisites (e.g., under Indoor Water Reduction pre-requisite) we are planning to use the Core & Shell scheme for the LEED Certification of the retail area. We would like to confirm that this is a correct approach.

Pedro, will the residential buildings be fitted out by the client? Are they in the same LEED Boundary?

Hi Paula,
The LEED Boundary only includes the retail (hypermarket) areas, carparks anda exterior areas that supports the retail.

I think Core & Shell meets your needs. For the Indoor Water Use prerequisite, for example, you only need to include appliances in your calculations if they are in the project scope. HOWEVER, I would strongly recommend checking with GBCI regarding the correct rating system because it cannot be changed once you have registered the project.
