Hello Everyone
I have the following questions regarding the LEED Project boundary:
· Are the project boundary only referring to the ground floor? Our project boundary takes into account “all contiguous land that is associated with the project and support its typical operations” (as stated in the Ref. Guide). However the basement of a bordering building encroaches on our project boundary (on the basement level only!).
I would consider it as not relevant for our project boundary but could it have any repercussion on our gross floor area? Even though this bordering building will NOT be certified?
· In front of our building there is a big resting/green area. Can we count the whole surface in our project boundary even if it can also be used by other people working in the neighboring buildings? The whole area is under the same ownership.

Antje, if you haven't already I would recommend carefully reviewing the language posted above about these requirements.A couple of considerations for your situation...One is that you can consider the project boundary in three dimensions, in other words, you can view it from the side as well as from above. So, you can include the land in question but exclude the basement. I would diagram this and include a short narrative as explanation. And exclude from gross floor area, for sure.As for the area in front of the building, you could include that in your boundary as long as you're not arbitrarily including it just to earn LEED credits, i.e. as long as it is legitimately associated with the function of the building. It's fine if it's used by other buildings, but if those buildings ever get LEED certified, they couldn't count the same area for themselves.
