I am working on design documents for a 22 acre urban site that will be developed into a public park. The site is currently classified as a brownfield and in the development agreement with the EPA there is a requirement for any buildings constructed onsite of 1,000sf or greater to achieve LEED Silver. The proposed concession/restoom building will be approximately 2,500sf. In order to achieve MPR 7, only 125,000sf of the site may be included in the LEED boundary. If all 22 acres (958,320sf) will be 'disturbed' for construction, can the LEED boundary still be reduced to the 125,000sf required to meet MPR 7?
