LEED EBOM for building not undergoing improvement work

If a building was constructed in 2005 and is considering certification under LEED EBOM, will it be able to achieve any level of certification without undergoing improvement work to the core and shell or mechanical systems before or after the performance period?

Kris, if by certification level you mean Silver, Gold, Platinum, etc., then no, there is no guarantee of achieving any specific certification level without core improvements. However, if the building has a high Energy Star score to begin with and was built with efficient water systems, etc., then you should be in good shape.

Thanks Tristan. I well know there is no guarantee of achieving a specific certification level on any project. But, you answered my question that it is a possiblity to earn certification without improvements if the building was designed and is operating efficiently. We will perform a Gap Assessment and can hopefully get a feel for the Energy Star score to determine if we should go forward with the certification. Thanks again, Kris
