We are doing a project that has 3 buildings out of which one is a two storied building. The proposed facility alteration/ addition project is on the upper floor of this two storied building where the client intends to build a mezzanine floor.
My question is when we calculate the 5% minimum requirement for the facility alteration/ addition project, should I calculate it using the total building floor area or the floor area of the upper floor only?
Or should I use the total floor area of all 3 buildings in my calculation?

Hmmm, are you sure you are correct to include three buildings in one LEED-EBOM application? Typically it is a whole-building rating system -- one building at a time.

Tristan's first question is correct - you should verify if LEED-EBOM is the right fit for your project. Alternatively, you should verify if you are attempting to certify your projects as individual buildings or as a campus / group project. Regardless of you choose to attempt certification, the calculations for this specific credit should be attempted on an individual building basis and should include both floors of the individual building.

Magda, you can combine them as a campus project and get some benefits, but the EBOM certifications will be for individual buildings. There's no way around that.
