I am looking to calculate the FTE for a dormitory project, that includes a lounge space, exterior occupiable roof deck, and a multi-purpose room. I understand that the FTE for a residential project of this nature could be found by totaling the number of beds within the complex, but do these additional spaces need to be factored in as well? The lounge and roof deck can only be accessed after a point of security, meaning only residents of the complex would have access to the spaces; however, the multi-purpose room would likely be utilized by residents as well as some non-residents. How would the FTE for these additional spaces be calculated?

Dan - are you anticipating anyone working in the multi-purpose room, or would it be transient-only occupancy? It sounds like you can create a second user group (i.e. for SSc4.2 and WEp1 calculations) to include the visitors/transients in the multi-purpose room. Counting chairs/seating areas is a good method to get the peak transients in the space if you don't already have that information available.

Thank you for the response. Nobody will be working in the Multi-Purpose room full-time, but the space is classified as an assembly occupancy without fixed seats. Do I use the occupant load of the space (15sf/occupant)? Is this number simply added to the FTE total I have already calculated? What about the two other spaces that could be classified as areas that are only utilized by residents of the student housing complex? If I separate these spaces out, wouldn't I be counting the FTE twice, since the total number of residents has already been tabulated in the final bed count?

If no one is working in your multi-purpose room, it would have zero FTEs and however many visitors you determine (usually the occupant load for life safety is much higher than what you would anticipate in real life, hence the chair count). The other two spaces would only be used by residents and so you do not need an additional user group there.
