WE have a roof garden that is irrigated over and existing building that is not part of the LEED certification. We are defining a LEED boundary for our 2009-NC project. This is an arena project on a campus with major additions at the perimeter of the arena. The arena and the new addtions define construction for the certificaiton. It is a (3) story facility. There is an existing 2-story building (separate address and building name) connected that is not included as part of the certification. The LEED boundary would be simple as we can use the disturbed area of the site excluding the existing connected building. My question is that on the third level, part of the new addition to the Arena extends over the existing building that is not part of the certification. How do we document the LEED boundary. Can we provide a floor by floor LEED boundary or explanation that excludes the existing building and then a separate LEED boundary that includes the third floor construction over that existing building? How do we go about defining the boundary so that it will include the irrigated roof garden so that WE credit 1 can be calculated correctly and no new landscaping will be excluded.

This is more so a question in regards to the project boundary. Generally speaking the LEED project boundary needs to be drawing between the ground/building, which is part of the LEED certification. As for adjoining buildings the separating wall is your boundary. Also one owner = one project. You can't just exclude areas. I would recommend reading the MPR Guidelines.
That being said I have had a project with exactly that situation. We submitted an CIR to confirm that the LEED boundary will actually do a zic zac through the building. So we did include the roof area and exclude areas, which belonged to the existing building. I hope that helps.

Thanks Susann - it is helpful to know that there have been other projects with the same characteristics. I have a inquiry into GBCI to get clarification so I will let you know what comes of that. I have read through the MPR guidelines while trying to define the boundary to no avail to answering the question/defining the boundary for this situation.
We will be including the irrigated roof garden into the calculations.
